Project
The building was a free standing 5,000/SF warehouse that was located in an industrial neighborhood on the near west side, off McKinley Ave. The seller had high expectations of the property and was hesitant to put it on the market.
Approach
The seller wanted top dollar for their property on Scioto Harper Drive. He had a value in mind he wanted to get for the property, but was not sure if it was achievable. Ryan’s client was reluctant to list the property with the fear that his tenant would leave when their lease expired, due to the building being for sale. Ryan and his client decided that rather than listing the property on the market, Ryan would keep his ears open for potential buyers that were looking for similar properties. While sharing this information with the other NAI Ohio Equities brokers, Ryan was able to find a buyer for the property. He found a buyer that needed to purchase a property to conduct a 1031 exchange, saving them on their capital gains taxes. This property was a perfect fit for their needs and Ryan was able to facilitate the sale without ever placing the property on the market.
Results
Selling properties off-market is never easy, but with attention to the market and personal connections, Ryan was able to sell the property to a qualified buyer without ever going on the market. A sale price was negotiated that met the seller’s expectations and was top dollar for the area and size of the building. Both the seller and the buyer were satisfied with the results of the transaction.
